This has to be one of the most unorganized and poorly written text books I have ever seen. Unfortunately this is the book I needed for one of my courses at school. It has incredibly long chapters with 10 page legal documents thrown in everywhere rather than just placing them at the end of a chapter. It honestly feels like the author just copy and pasted most of the writing in the book.

This book absolutely cannot stand on its own without cross-referencing several other sources to supplement it. Every five pages there several pages of case decisions of entire hearings that you are provided all the legalese arriving at that court decision. Within the first chapter, there is a paragraph nearly entirely redundant not 3 paragraphs later (I really thought I was rereading the same part of something I had read but found it was actually another redundant paragraph of one on the prior page!

Each chapter page doesn't identify what chapter you are in as you read through the book -- instead it provides the topic and page number only. There are typos to the point it's distracting. The end of chapter summaries are only an index of topics that were "covered" (and I use that term VERY lightly) in the chapter.

Most importantly, this book is focused on the paralegal facilitating real estate transactions - so one is constantly reminded how the paralegal this/that/etc. I realize there aer some functions that the paralegal does that perhaps an agent would do, but many states don't even require lawyers at closings -- so this was a big miss. They should have written it for realtors/agents with a nod toward paralegal duties here and there. I found myself constantly pushing this book aside for other, more relevant and informative books. I was forced to purchase this for a class, but after the first couple chapters, I skimmed through the rest and decidedly relied on more accurate and informative resources. I was never able to rely on this book as a source to study for tests and assignment research -- it was that empty of relevant and critical material! I plan to make my viewpoint known at the end of the course -- but don't waste limited funds buying this book new or if you have other options -- the author clearly doesn't care about the quality of information, redundancies, and typos -- nor the topic of real estate -- and pads the book relentlessly with layers of case decision reprints instead of just identifying a summation of the case and a limited, thoughtful elaboration of the summary of findings. In fact, if you took all the pages that this author actually wrote sans the pages inserted from all the other sources and redundancies, this book would be 1/2" thick.
Dangerous
Piece of crap as a text or a reference book, has no index at back of book. Used as a college or para legal text or tires to be. Very poorly written. Any college that uses this text book must be given it for free. Book is not one cent or the cost of media mail shipping. Read other one star ratings, I agree with the faults found by those reviews.
This text is horribly written and poorly structured. The author steals many lines from other sources and has no original take on the subject matter. Not only that but it is hardly useful as a text as some of the most basic concepts and terms are not well defined. Then every other page is an example of a form or a case decision, why not put those at the end of the each chapter instead, I was constantly worried that I had missed something because of this. It is nice to have so many examples but it needs to be organized in a more user friendly manner. I made it through my real estate class but only because I used other sources and the lectures from the professor. Do not use this book as your only source, you will be hopelessly lost!
