This book should be required reading for anyone living in a condo situation, but especially the Board! Too many people "drink the Kool-aid" that the developer puts out about "maintenance free" living, and it's quite a shock to the HOA members once they take over and discover that not only are the dues inadequate because the developer was subsidizing the cost but are substantially inadequate. I like the way the author has sections that lay things out for the different types of condo developments. The size of the book is at first intimidating, but it only take a few hours to read it once you get to the section that is applicable to your own situation.

As a former HOA President with a Board that was too focused on annoying the residents with increased dues and, consequently, kept squeezing costs to fit an artificial figure, I know that approach will only lead to eventual disaster. I stumbled onto this book through another HOA member who had the opportunity to actually meet the author and gave me his card. It confirmed my own attitude about the need to adequately fund the cost to avoid all of the problems he points out.

Armed with KNOWLEDGE provided by the book, the association LIVES joint ownership in a way it hasn't in the past. Anyone who lives in a condo needs to own Patrick Hohman's book. Hohman is concerned that we condo dwellers don't wake up one day and find that our investment has tanked. His book is full of suggestions on how to keep that from happening. The format includes charts and graphs in full color--pleasing to the eye and easy to understand. The book also points to its website that includes short educational videos on many of the book's subjects. For me the book is timely. I have just bought a condo that is still under the supervision of the developers. But we will soon begin the process of setting up our own condo association. As Chairman of a transition committee (from developer controlled to resident controlled) this book has been invaluable to us. All condominium owners or prospective owners will benefit from reading this book.
As president of my home owners association I wish I could give this book to everyone who lives in this community. I did give the book to every member of the association's board. The book contains common senses approaches to dealing with the pratical realities of living in an assocation. I found it to be very helpful.
